Thousands of Albanians are fighting back.
Not against a foreign government.
Not against an invading army.
But against a multi-billion-dollar luxury development they say threatens one of their country’s most valuable natural treasures.
At the centre of the controversy is a proposed $4 billion resort project linked to Jared Kushner, Donald Trump’s son-in-law, on Albania’s protected coastal wetlands.
Protesters have flooded the streets demanding the project be stopped and questioning why public land, environmental protections and local concerns appear to be taking a back seat to billionaire interests.
“Who do you serve, the citizens or the oligarchs?” activists shouted as tensions escalated at the site.
For many Albanians, this is about far more than a resort.
It is about who gets to decide the future of their country.
Local communities and environmental groups warn that once protected ecosystems are destroyed, they cannot simply be rebuilt.
Once wetlands disappear, they are gone.
And once political leaders prioritise powerful investors over public concerns, trust becomes much harder to restore.

This is one of the last untouched coastal areas in the Mediterranean. Jared Kushner wants to turn huge swaths of it into a luxury resort.

Protesters confronted security guards at a construction site for the project, and thousands have flooded the capital demanding construction be shut down.
Aridla Lleshi: There is great public outrage over what is happening in Albania, but the spark was what happened in Zvernec, which everyone saw on social media: An activist being dragged along the ground by several people wearing black shirts from a security company because he was protesting against a fence that had been installed there illegally.
The resort is set to be built on an uninhabited island, and a nearby lagoon with critical wetlands. The habitat supports nesting turtles and migratory birds.
Ivanka Trump infuriated protestors when she described the land as if she and Kushner discover it:
Ivanka Trump: We were on a friend’s boat and we stopped for a swim. Effectively, that’s how we found it.
Albania Prime Minister Edi Rama worked with Kushner to approve the project, estimated at $4 billion, in 2024.
Anti-corruption authorities have now launched an investigation into the deal after sudden changes to the land’s protected Status.

Kushner and his investors say the project will respect the local ecology.
But their Plans include building 10,000 hotel rooms and a marina for yachts, which locals say will pollute the protected waters with sewage.
